“I’m waiting for rates to drop.”
It’s a common thought when planning to buy a home. A lower mortgage rate can make monthly payments more manageable, so waiting might seem like the smartest financial move. But interest rates are only one part of the cost of buying a home.
The real question is whether waiting will put you in a better financial position once you consider the purchase price, your down payment, housing expenses, and personal goals.
On the same mortgage amount, a lower interest rate can reduce your monthly payment. However, the home you want may not be available at the same price by the time rates fall.
If prices rise while you wait, you could need a larger mortgage. That increase could offset some—or all—of the savings from a lower rate. You may also need more cash for your down payment and certain closing costs.
Lower rates can encourage more buyers to enter the market, potentially increasing competition. That doesn’t guarantee higher prices or bidding wars, but it is another factor to consider alongside the rate itself.
A lower rate matters, but so does the price you pay to secure it.
If you’re renting while postponing your purchase, consider how much you’ll spend on rent during that time. Those payments are part of your housing budget and should be included when comparing your options.
At the same time, owning comes with expenses beyond the mortgage payment. Property taxes, insurance, maintenance, repairs, and closing costs all need to fit comfortably within your finances. Comparing rent with a mortgage payment alone won’t give you the full picture.
Waiting can also have advantages. It may give you time to save a larger down payment, reduce debt, build an emergency fund, or gain more stability in your income.
The value of waiting depends on what changes in your finances during that time—not just what happens to rates.
Future rates and home prices are uncertain. Rather than basing your decision on one prediction, work with your mortgage professional to compare a few possibilities:
Looking at the monthly payment, upfront cash requirements, and ongoing ownership costs in each scenario can help you understand which option fits your situation.
Buying sooner may make sense if you’re financially prepared and find a home that meets your needs at a comfortable price. Waiting may make sense if it helps you strengthen your finances or clarify your plans.
The goal is to make a decision you can comfortably afford and feel confident about.
